Before we get into the types of house we are looking for, let us be clear on the types of houses we are NOT looking for. We are not looking for houses that are listed for sale with a realtor. Those homes are generally listed at market value. As investors we have to purchase below market value in order to put food on the table for our familes. We are also not looking for homes in the worse neighborhoods. Other than that, lets get started.
We are looking for single and multifamily homes in decent neighborhoods in or near Evansville, Indiana that need some TLC. That doesn’t mean they are in complete dispair either. Maybe there is a vacant property in your neighborhood or subdivision that just needs sprucing up. Maybe there’s vacant home in your neighborhood that isn’t listed with a realtor. Maybe you know a tired landlord who’s ready to retire. Those are the houses we want!
Here are some key indicators that the homeowner may be willing to sell and some things you should look (and listen) for as a House Finder:
- The home is vacant or distressed.
- The home is in need of repairs (busted windows, hanging gutters, tarps on roofs etc).
- The home has code violations stickers or flags in the yard.
- The grass hasn’t been mowed regularly.
- The utilities are off.
- Or maybe you know someone who inherited a property they don’t want.
- Or maybe hear someone saying they’re behind on their mortgage and facing foreclosure.
- Or any of the 3 D’s. Death. Divorce or Drug Addiction.
